I'm in the SF bay area for the rental arbitrage where the rents fly off the shelf, rental market is hot and difficult because it's so easy to find tenants.You can try an alternative root of increasing volume by just calling and letting them know what you planned to do before making the trip.

So my answer is a more deeply rooted answer that goes off on basics, that you NEED to have your business online when you do any kind of marketing.So here is an actual factual answer and not an "opinion".

5K huh... hmmmm.. magic sweaty ball of predictions let me give it a rub and see what it says.Here is what you can do... wait let me rephrase this... here is what I would do.With (just) 5K budget, you can't really risk winging it so listen up.I would hire a PPC expert and I would get my first deal ASAP.Here is why it is crucial you get a deal ASAP.Every month you do not make money... you lose money.Rent, food, crablegs, questionable entertainment,  seriously questionable entertainment... women (get your mind out of the gutters boi, I mean your wife, your daughters, GF your female pet dog fido needs dog food too) rent, insurance,  soap... ehh who needs soap... be honest.

@Alexander Lang last three I bought were top loaders............whether top or front the new ones all use less water.Tell your tenants to use way less soap, or preferably pods.

and that is the root of your mistake.a Motivated seller is a motivated seller.

So pay attention in the listings to whether they include linens in their price, and things like toilet paper, soap, etc. 

If your cheap like me you will just tear the carpet out , unroll it in the driveway and pressure wash it using Joy dish soap where the dude died .

Everything seems fine and dandy until that roof needs to be replaced, a water heater fails, tree roots destroy the sewer line, and don't forget about those lovely 'acts of god'.

I do think it is a good idea to gain help from an industry participant to learn how to navigate the market and as you can see here, also to help keep the public rooted in reality as to the market.
