You need income to qualify for loans, you can learn how to manage rentals well (something most landlords never do), you will figure out which communities/properties make the best investments, can earn an above-average paycheck, and may even find some investment properties before they hit the market.

You can achieve or even exceed your current cash flow in markets that are more landlord-friendly than Boston.

Use the $11K for marketing instead of for a course which, at best, will be generic and will lead to the next course upsell. 

This will make it a lot easier to manage, will cost you less than buying on the market and typically you can get 1:1 rent returns.

As for Raleigh, if you’ve already seen the success of Airbnb-ing rooms there, it’s worth exploring further, as it’s a growing market with plenty of demand.For alternative strategies in Greensboro, look into renting by the room, especially for professionals or students.

So, with a house hack you need to understand the rental market and your approach to landlording.
