If you want to retire in 10 years, it's critical you start implementing gratification deferral practices into your every day life.

I was sold in being incorporated and yes it's supposed to protect you as a person is what sold me HOWEVER when one of my managers got wrapped up in a frivoulous sexual harasment lawsute the my corperation got sued, the mangager was sued personally and I was sued personally SO I had to defend me the corp and the manager!

As an adult, I feel I can get the same gratification from real estate investing... only with real-world outcomes of course.Thanks to everyone who posts on here for making this such a supportive and vibrant community.

I am all about delayed gratification, and paying myself later. 

I believe in delayed gratification, and am willing to do what it takes to learn and pay my dues.

Also if you have any kids or young people who look up to you, it will teach them a good lesson in patience and in delayed gratification.  

If you don't have a family or are open to delayed gratification, you could purchase a house hack and rent out rooms to others who will help pay your mortgage.

The same number of people that do not listen to most great advice that they are given throughout their lives.Today's generations want immediate gratification and return for little, if any, personal effort or financial stake.  

@Melanie Stephens Tried to sell a unit during Covid but due to lack of inventory in the market the tenant refused that we take pictures of her belongings and post it publicly, refused any in person showings unless she could supervise with surveillance and then accused our realtor of sexual harassment.

The biggest question is what are you looking to do, whats is your strategy, end game...etc...do you want cash flow from rentals or instant gratification from a flip?
