Foreclosure is costly for lenders and they will first seek other attempts at resolution with the customer - forbearance, repayment plan, loan mod, short sale, deed in lieu - usually in that order.

You don't want to burn any bridges by miscommunications or not properly addressing resolution paths, buy-outs, exits, etc. in a legal manner on paper and signed by parties.

Honestly, there are resolutions to this, but it usually takes a long time and being that the deed is missing, and potentially never recorded, an attorney is going to have to get involved.
