And yes when you work in the industry full time it is easier to find deals since you are always looking at properties and networking with other realtors/investors/etc.If you are planning a move I would consider studying for your Colorado license rather than a Texas one, there is no reciprocity between the two states so you would essentially have to start over.

I can also get reciprocity in WI, where I’ll be doing some investing in the future.

IE you must apprentice before you can work for yourself as a broker.I am a broker in Mississippi as well.. but I was able to get that because of reciprocity and I was already a broker in CA. for 40 years...so I am 99% sure in your state you need to become an agent ... work for a broker for the statutory apprentice period.. then take the broker exam and go out on your own.

But don't expect that if you fall far behind the market rate for the property, the tenant will deeply appreciate your decision and reciprocate by taking special, tender loving care of your property.

In my experience if you bring value to them, they will reciprocate that to you with knowledge and eventually deals.I also don't think its a bad time to start investing, even with low or no money down.

I started a LLC in New York a few years ago and seeing I spend 1/2 my time between NY, Massachusetts and Rhode Island with my full time job I took the necessary RE courses and got reciprocity in those states.  

And I hope through my invlovement in BP forums I can reciprocate the kindness of BP members. 

I guess the question you need to answer is the reciprocity between IL and Fl.
