Hi so my duplex that I just bought needs an upgrade with the HVAC unit, I am replacing the window unit and electrical radiant heat with a central ac, i got a bid for 7.5k wanted to know if that is a good bid for new HVAC unit, duct work, heat pump and installation?

So THERE is where you need to be to get in front of motivated sellers.Now all .. if you want to become successful you have GOT to NOT follow the herd.

They have been net sellers, in addition to downsizing their staffs...It doesn't mean they aren't still long RE, but it means something if they aren't buying anything and/or have decided to cull their herds.

Not all of them will want to deal with it, as its a major cat herding exercise,   I can say having seen it as a resident of houseshares during my college daze.Other places to consider:   Burien,   Renton,  Skyway.   

I would have a cash buyer vetted just in case or look to work with an experienced investor as I've herd others mention...BEST OF LUCK!

I am still not rushing off to anywhere OH to start buying things up any time soon, or probably ever just for fact of the herd-think and that the herd has been grazing in OH for some time now, but that's my thing, maybe plenty of gold left in those hills.

Our rule of thumb is anything over 3-4 heirs and you're better off trying to herd cats.

It's been 2 months and we haven't herd a word from this company.
