Rental Market in South Seattle and West Seattle

I have been looking into purchasing my first house hack and would love to learn more about the experiences of people who own properties in the South Seattle (Beacon Hill, Tukwila, SeaTac) and West Seattle areas.  In particular, I would like to better understand what are the vacancy rates and average rent by the room rates in these areas.

    @Richard Le, I have a property in West Seattle. Almost no vacancy. I am pretty close to South Seattle College.
