Is there any owner finance gurus out there? Pls help me save this deal!
Hello Biggerpockets world! I'm going to jump right into it... I'm a wholesaler, and I have a property under contract with a seller who bought their home 6 years ago owner finance. At the time of purchase they didn't know that they bought it owner finance. (first time home buyers smh) Fast forwarding to present day. The seller has accumulated a lot of equity and is ready to sell and relocate. The problem is... The seller doesn't know their pay off balance. It's been 2 months and we haven't herd a word from this company. The weird thing is, whomever we talk to says that they're not associated with that company. They make payments to a title company, but title company is just as clueless as we are. Has anybody been through something like this or is their an Owner Finance Guru that can point me in the right direction? open to any suggestions. Thanks for reading!

this is very simply solved.
title company your using should have run a prliminary title report.. in that report there should be mention of the mortgage or deed of trust. in that document with tell you who the beneficiary is.. once you have the beneficaries name the title company should chase that down for you to get a payoff.
