It seems like both parties would want to know up front the terms of the purchase agreement regardless of whether or not it gets signed right away or a year later when the option is exercised.Marc:If you have terms and conditions you want to pre-negotiate, you could lay the out in the option contact ... or include a preliminary APS as a suffix to the option contract.

Follow some reasonable screening processes, get a decent lease, and collect all your preliminary money up front - no letting them pay on the deposit over time, etc.

I would think by now, you'd know the Exact reason the preliminary review resulted in an Initial approval, but complete reviews now are resulting in a Denial.

You will see which one the seller's title company is using on the preliminary report.Unless I suspect weird issues like easement problems, I usually advise clients to save their money and go with the bank's recommended agency.Of course, New Jersey may be different than Utah.
