Going to an Open House tomorrow Jan 10th

I am going to be attending an open house tomorrow (Sunday) for a 4 bedroom house. Just looking for suggestions on what things to pay close attention to, and how would I decide if it will be a flip or a rental. Preliminary info has the asking price at 439.9K, so after the viewing I will need some help from the more experienced members on working the numbers for a flip or a rental. I will also take a lot of pictures, hopefully.
