Wrapping 3 properties into one blanket loan shouldn't be a problem, save these are sitting on any sizeable acreage.You might get lucky and find a unicorn local bank or credit union that would consider that kind of leverage, but I would say overall, those terms are very unrealistic.Cheers!

Comps wise look under 1 mile and the past 6 months for sales.

I get rid of bad tenants regularly and have never paid any of them to leave.

My biggest sticking point is they have severe weather; floods, hail, tornadoes, etc.

I've picked up several really good deals because a tenant operator ran the business into the ground to a point where the property owners just wanted or needed out.
