I naively thought this was what the packet was, as it is quite comprehensive, and for a regular purchase, it's all part of the general paperwork.Is there a form I can find for this, or do we need to find a lawyer and get an official contract done?

I had the same thing happen to me, but I ended up  adding a property management certification to my real estate license, made sure my broker allowed and was insured for property management and made it completely official.

I make sure 3 are interested before I officially try and flip or close a property.

Another factor to consider....think about the next landlord.......anything you can do to have an official record of their "deadbeat" status may very well help the next guy in line by giving them a heads up before they even rent to them.

One quick follow-up: Does this include personal legal fees prior to starting the official process?
