Looks like the consensus is that I should not concede to her b/c of her job.

So, to say that this Tenant had to sleep on her futon instead of her bed, and that equates to compensation....come on.Second, you have an upstairs Tenant who needs to be read the lease. 

Where you are, would that encompass mold, radon, asbestos, lead-based paint, vapor-emitting drywall, etc. ?.

Take your pick.We have been rodent-free for a few months now though and keep finding bits of insulation: sealed all entry points, cleaned out all the nests/poop/urine, etc. replaced the vapor barrier and have had traps out but haven't caught any or seen any sign of them having returned.

It seems as easy as unrolling the insulation vapor-barrier down.

What a great thing you did overall to help her, being kind and helpful may not financially benefit you right now but in the long run, it will pay off.

The stucco is probably fine with its vapor/moisture barrier.
