When I turned 16 I started my first business which dealt in gold and silver bullion.

If the chain of command gets involved, your interests are the last of their concerns.  

Will the future buyer's lender have any issue with the chain of title?

I found a good deal that I can move on, and would like to approach the home owner prior to the auction and possibly make them some money as well.I Found the owner, the tax information, searched the property, done comps(well working them now) and in a few days I'll do a complete Title History and Chain of Title and if necessary buy Title Insurance.

I think there's a gold mine there if you can create package partnerships with folks, otherwise you're almost stuck running a separate business.

The gold mines are over in Leland and Jacksonville though.

The learning experience you will get being a landlord will be worth it's weight in gold for your next property, and the next, etc.
