Here's a very basic explanation to get your juices flowing:Assume a house costs $200,000 and rents for $1,500.

We self manage to juice our returns and it’s not rocket science.

Could be a brand new issue maybe a piece of fruit was left laying around. 

I'm enjoying the fruits of my labor along the way.

I know that on average it is 4-6 months of mail pieces before you start to see the fruits of your labor.

If people could just make up that they intend to rent all rooms out in a single family home, except for "their" spot in the garage, to juice up their "mortgage qualifying" income, we'd be effectively right back at stated income. 

They are the low hanging fruit right now and not many big investors are looking for them but that doesn't mean they aren't selling and you will be stuck with them forever.

Also you need to ask yourself if the juice is worth the squeeze......what if you were to just go out and find a $80k house that only needs $5k in cosmetic that you can lock down conventional loan and put $20k +$3k closing and $5k reno.

I absolutely get what you're trying to say, and a few on this forum will unfortunately die before they see the fruits of their labor, but a great, GREAT, GREAT majority will live to enjoy the rewards of their current financial/social sacrifices.

Definitely something to get the investor juices flowing.
