very common I do this as a business.. and have for years.. so many people get caught up in doing big fancy agreements.. when in fact the money partner should take title and simply give a one page agreement to the working partner.. simple easy and works.

Until you make some kind of decision on what strikes your fancy, it's impossible to get any useful advice. 

I have upgraded the units with things like luxury vinyl flooring, clean surfaces painted with good colors, good but non fancy kitchen cabinets.  

As long is it remains cosmetic and doesn't get into systems replacement, it shouldn't be overly fancy or ridiculously expensive.

I'm thinking we'll just do the bare minimum; nothing fancy to make them look pretty.

Michael McMullen I would also live within your means, no toys, fancy new stuff, car payments, Starbucks (make your own coffee), sack lunch it etc... live like no one else, so you can live like no one else later.

Still a bit too fancy shmansy for my taste (I'm more of a KISS kinda investor) ... but if I were to play the gold game, that's how I'd play it.  

Enough to handle 2-3 attackers at close range under 30 feet and is not heavy enough to impact how you dress or move.
