It’s that high because of name recognition and the ton of overhead (sales, receptionists, marketing, corporate executives, Angie’s list fees, attorneys, etc). 

That way I'm capitalizing on the name recognition of my current office.

While PM do work hard and deserve recognition for the amount of work they do, I think that keeping the whole 5% late fee I charge is overpaying for the service preformed. 

The individuals from these firms that speak to the tenants do not threaten, however their size (6'5" or more) and weight (300 pounds plus), facial scars, tatoos and overall persona convince all but the extremely stupid that leaving is a good idea.
