If the farmer is REALLY a motivated Buyer (questionable, because otherwise he should have bought it in the first place - my guess is he just tried to be a bit too clever), then he should now pay AT LEAST fair market value ($100k less what you allow for repairs).

Your tactic may be clever with calling it "option" money, but if the buyer truly discovered a serious defect, would you really keep the depisit??

(I'm gonna coin a term that I think is pretty clever, and I'm going to offer it up to the community)...Faux-sellers.lists of properties taht were all on MLS in the last month or so and they're offering them at around the same price as they were listed for...In any case, I'm very interested in talking with flippers, funders, investors, wholesalers here at BP, but especially in my area.
