Hi All,So I have already chosen a market (Winter Garden FL).However, I did an analysis of the price to rent ratio and learned that in last 12 months the average price to rent ratio in this market is 14.62%.

You can confirm that they met all requirements, if that is their concern, but ultimately another applicant was chosen. 

To put it bluntly- tenant's should not be "chosen," they either qualify or not and neither you or the PM have any input on that. 

We own several fairly large apartment buildings in the Los Angeles County area and our water costs us an average of $60 per month per tenant.I am fairly sure the cost for water tripled in the past 10 or 15 years and we would probably be paying more than $120 per month if we had not installed water-saving toilets, water-saving shower heads, water=saving bathroom sink and kitchen faucets and we removed all the laws, shrubs and trees from every property we own and installed rocks and only 4 to 8 cactus plants on every property.

But to judge a property as “an Airbnb” or “a VRBO house” misses the point of using these platforms for listing various types of short term stays, and I hope that my mountain cabin isn’t considered “an Airbnb” and compared to some drug den rental arbitrage operation in LA just because someone booked my place on the Airbnb platform when they could have chosen VRBO for the same thing.

We have chosen an area and have been reviewing land sites for the past couple of weeks but to not waste anyone's time, do we first consult with a realtor to actually find the specific lot, or do we apply for a construction loan first?

Also it's much more likely that whatever their chosen method of financing that they are more likely to not meet DSCR on their loan which is also a probable underwriting criteria the lender will evaluate based upon.
