@Fahima Hilal It's tough to tell without more specifics but generally when I find myself in a deal and I react emotionally to it I counsel myself to step back, take a breath and be patient.

Just be patient and....... breathe.

Instead, and this rarely happens for me, I took a deep breath and decided to get rid of this problem the right way.

I could leave a few days breathing room if I don't think the two can cooperate in giving me time to have it professionally deep cleaned either July 31 or Aug 1, that is something I will discuss w/ both before signing anything.

It is a great way for you to stockpile some cash for future investing and to pay down some bills in the meantime so that you can live, and breath, more comfortably on a daily basis.
