The damages would’ve occurred during the tenant’s tenure within the property so I would think that would be a covered period of time even if the tenant vacates by the time the lawsuit comes around.

These include loan payments (if you had them), taxes, insurance, HOA fees, utilities, etc .. that occur during the Rehab period and up until the property is fully rented.I understand your reasoning for the 60% LTV to gain better cash flow.

Misspellings occur occasionally in document recording references, and sometimes the name the document is recorded in is slightly different....first name/middle initial/last name, first initial/middle name/last name, middle name only/last name, etc. ......almost got burned by this a couple of times.

Since the sale of the property occurred towards the end of the year, in October, the 1031 Exchange was going to receive an Installement Sale treatment and in the event a Like Kind property was not purchased within 180 days the proceeds would have been taxed in 2018.
