From what you wrote @Stephen Barton, you aren't working with the right investors or you aren't coaching them to be successful in a competitive market.

How active is the community/coaching calls? 

It is non profit, and we don't allow coaching etc.

Hello, I am new to real estate investing and have some questions on multifamily properties, I would like to purchase my first property sometime this year in Las Vegas but I am unsure on knowing if the purchase would be a monthly cash-flowing  property.

I’m planning on buying my first house using my Va loan on either Las Vegas or Bakersfield. 

There are good mentorships/coaching/classes and bad ones so you never really know, but the honest truth is that even in the bad ones, if you do the work and build relationships with other students, you will probably crush.

If you like the person, allow them to mini-JV a deal with you on a smaller scale and teach them inside of that framework.If you have never mentored or coached, you have to be very careful as most "students" think it will be way easier than it is and want you to make it happen.
