I don't know what your personal financial situation is, but I would be a bit cautious so that you have the financial reserves to weather any unforeseen circumstances that come your way, if you leverage everything you have to the max I just worry about things that could come up.

I read somewhere, that a way to get around the 180 day option max is to write in the contract that the option will automatically renew at 179 days.

We converted the largest buildings to group storage with in-out access for tenants (the buildings used to require the owner to have someone onsite to get their boat out of storage), added outdoor parking stalls and developed the vacant 6.5 acres into Maxi-storage.

He is already prequalified for another deal which did not materialize as the due diligence did not come back in his favor. for me the question is, he is in need for more upfront cash rather than long term where i can join him. with the SBA kind of loan the max i can contribute is 20% , we planned that i can go in 18% just to keep some breather. what we are struggling now is to figure out how i can be a true 18% partner - 18% investment, 18% risk and 18% profit. we both know there is no standard that says how we can do that, and that i was looking into ideas how we can make that happen over here.

Rehab was quoted at 250-300k (was told may as well just tear it down) so I terminated the contract as my ARV was 270k max. -is

It's an exit out of a deal.I don't have an issue with telling a buyer, saying "Max, I have a contract on a property you'd probably be interested in.
