It's a tough call, but keep researching and chatting with folks in the field to weigh your options.

If you have no experience in the construction field and have never taken on a rehab, then maybe it's wiser to partner up with a more successful flipper and learn from underneath them.

Given your experience and knowledge in this field, what is your opinion on the credibility of the reports from STR Insights and whether they could serve as a reliable resource for information.

My wife works with a lot of investors as an agent (Florida), but she's personally built or flipped scores of homes, she has a construction background with an actual degree in the field, and she's spent years honing her craft.

I try to be consistent and I'm just trying to go in and pick the best in the field.

Well here in the part of Georgia I live in, we have that famous red clay but unlike some clay, it will perk adequately in drain fields.

@Dave RavHow do you know what the correct specs are or what you need without being in the field of expertise?
