They say because I am a RE Investor that I can not claim expenses such as travel/hotels, because they are not an expense for investments and several other things I don't want to get into here.Can anyone recommend a good CPA or Tax Professional in the Inland Empire, CA that understands Rental Properties and what it takes to be an out of state landlord?

If you are empire building, then you need to look to the south, as that is where the growth will be, and thus where the future economic powerhouses will be.

Did IRR and NPV analysis and looks like a 9-15% return over 10 years if sell the house after.Land buyer wants me to seller finance, so get ~$400 a month for 10 years anyway or balloon PMT.Yes I am not trying to build any more of REI empire, just looking for enough cashflow for next 60 years (3 rentals and stock market 4% SWR).

After that, we will solely focus on cash flow and building a large empire.

This is my first step in building my property empire, and I am so incredibly excited to get things underway and share it with the BP community.
