I've observed too many new investors suffer severe losses in recent years by solely relying on the STR model, paying too much for properties, and then being forced to sell them at a loss when economic conditions tighten.The past two years, I purchased over 30 houses in 6 different States, and my strategy of diversifying investment plans has been crucial.

The special allocations must have "substantial economic effect" (essentially meaning that cash flow to that partner could be impacted somewhere down the line by the allocation) When you start getting into partnership tax law and special allocations it is probably a good time to loop in an attorney and/or tax pro.

Look for areas with strong economic growth, job opportunities, and a growing population and build a team.
