Better than that maybe work maintenance at nights and weekends for another landlord, PM, or apartment complex.

It's also best for lending reasons, that the complex is warrantable. 

There is so much complexity and risk involved.  

My neighboring state of MA is $500/year per LLC.Then it all depends on volume - more entities and trusts, more fees.But...first and foremost...start investing (if that is your plan), get good insurance, and then only add in complexity as needed. 

:P As an appraiser myself, I would probably charge a very high fee for this assignment, since it is pretty unique and complex.

This deal in particular caught my attention because of its complexity and strong selling potential.
