Is it worth it or am I better off just continuing to read articles, forums and videos in order to learn.

BACKGROUND:  The property I want to bid on is in Ohio and so am I. 

However.... if I list my house for sale on Craigslist, FB Marketplace, Zillow/Trulia, etc.... am I still obligated to follow their rules of ME paying the buyer's agent commission?? 

To me the notes seem far less risky with the pretty large geographically diverse holdings, but am I wrong about that?

Am I missing something?

But why exactly am I paying for Spotify premium and BP Pro just to be flooded with ads?

While my sales skills might be polished, I know there's a wealth of specialized wisdom waiting to be uncovered.And why, you might ask, am I drawn to this virtual hub of expertise and camaraderie?

I live in the suburbs of Portland, OR.On most properties I'm seeing, if I put 20% down, most, if not all, of these properties are negative cashflow in the amount of usually $200-300.Should I wait to put down more like 30-40% to ensure positive cashflow or am I being too cautious?

I'm thinking the economy would have to completely tank for that to happen or am I being a little too optimistic?  

I had $, I was ok there, but it wasn't going to last forever and clearly nothing was going to get built any time soon so, I had to figure out what am i to do next.
