That 40k class would not teach you to put nail to the drywall.In my actual job i am so very busy writing code for DATA CENTER like Amazon or Google data center, so I do NOT have time nor knowledge to put a nail in the drywall, but i have TRUSTED friend that can put the nail in the drywall.There are just so many RESOURCES here in BIGGERPOCKETS where one do not need to go to any school but can learn from them or they can redirect to the right people.As for me , my life in real estate context has DRAMATICALLY IMPROVED when I CONVERTED my business relationship into much PERSONAL RELATIONSHIP to the contractor.In flipping business, the contractor, the subcon , is like the Prophet, okay, they have to be listened and being served.

Gino Thanks Gino, Hi Matthew, without being able to do separate deeds, the 12 plex would likely be the most cost efficient but you will also need to consider the layout of the overall property, where as two 6 plexes may lay out better and more functional, and therefore attract a higher rent and desirability.

In your next lease ensure that you have a one month penalty for breaking the lease and enforce it along with getting everything in writing when they give notice and you accept it.

Get a good General Contractor, write a proper contract with proper payment milestone schedule.If you don't think you can come up with the money to finish it get out from under it and talk to your HML ASAP like @Jay Hinrichs mentioned.Happy to connect and talk through the situation more if that would help!
