That equity is cash and it can counter the higher refinance rate if you use it wisely to pay off higher interest debts and buy another cash flowing property.

Is it wise to do this and be debt free even though my total payments on those 5 properties will go up $500? 

I'm not sure how helpful James Wise's comment is without him adding more context as to their reasoning. 

From a mark to market perspective these houses have been some of the best investments % wise in the 8 to 16 month investment period I've been in REI.

Anyone who quit their W2 for REI had the ability to probably withstand and succeed from 2 real estate cycles to where their paper net worth is huge but their liquidity is still tight and getting tighter with increases in everything price wise.

His approach was straight to the point in terms of making sure we were on the same page business wise considering everything going on currently, but overall was a very informative & positive call...I’m really looking forward to getting started.
