Quote from @Julie Gates:

All of the new industry in Savannah is just beginning to ramp up hiring. Rents have shot up the past month. Savannah is a strong market with a bright future and surprisingly, still affordable.

I'm big in the SCAD area usually it's slow in Apr-May, and my ramping is June/July/Aug. Noticed my PMs have listings getting picked off daily at rather highish amounts, so it's very promising. I'm very happy I stepped into this market, and will continue to grow it. From a mark to market perspective these houses have been some of the best investments % wise in the 8 to 16 month investment period I've been in REI. I showed in another thread the supply trend and price trend, it's very linear which is not normal but I guess for markets sub median home price it's okay.

What Savannah needs are some mid, and ideally large, caps to step into there and make it's home place. Corp laws need to get better.
