. ;-)  well working south side of Chicago  south jackson MS  Baltimore city  Philly west side I understand the risks .. and I am with my clients who are armed most of the time and when i started buying this stuff it was south of 8 mile in Detroit.. so understand that risk.when I bought courthouse steps in the PNW  Portland SW washington no so much worry about armed folks although that has probably changed with the housesless folks / squatters these days.

I've primarily focused on west coast markets in 2024 and have found it difficult to make deals pencil.

If you can't find anything that makes sense, there are some great opportunities in the mid-west with the prices being so much lower. 

Like @Alan Asriants and @Matthew Paul said location, location, location, an area during the day and night are very different things in Philadelphia.While the cashflow might be great, the greater the risk the greater the reward, but there are still plenty of other areas where you can get 200-400/month without being near the largest open air drug market on the east coast.
