We have seen a spike in visitor bookings it seem from the state of Texas, which is a big drive....but can be done in a day.  

There are tons of flippers in this market and the spreads are just not there unless you find a screaming deal.

Not screaming deals but i have seen a couple decent deals im pierce county and Olympia the last couple days.

To me, it seems like a screaming deal.

My failed expectation of safety is rooted in the frequent early morning visitors often get the wrong house on the first try, theoretically allowing for a dope head to walk into my house at any hour, the fact that the son is still at large and we could be raided by the State Police again at any moment, and the fact that the secluded nature of the area makes our side of the property easily surveilled by the other side - which is not optimal when my wife is home alone.My landlord is now seeking damages for the lost rent and has served me with an eviction notice. 

First look when I walked by the property screamed: I don't care about this building.

Holding properties in your own name screams mom and pop to me and an LLC says business professional.

From what I can tell, you might be on the right track for you in your current situation without directly being able to visit or have other trusted boots on the ground to do your due diligence for you. 

It is fine as long as the market is screaming up in value, but when demand drops, the numbers don't work.
