Investing in a house hack 1-4 unit in your local market should yield the highest CoC return, especially if you can rent out bedrooms on the side you're living in.If you want to venture out of state, Columbus OH is a great submarket too.

I would venture there is consideration here, because there was value for value - you pulled the rental listing for this new tenant, thus exchanging something of value, and the lease should therefore be enforced. 

And when you account for appreciation that doesn't appear to be changing in the next few years, you could lose more by waiting a year for the "best deal" instead of paying $10-$20k more right now and starting to save from your house-hacking venture. 

I would love to venture out into Tampa, but avoid anything near the bay.
