Assuming you own the dirt what's the urgency to develop/expand as that will likely dictate your strategy. 

I like to book several showings back to back (if you are even getting tire kickers)  it really does give a sense of urgency.

As a matter of fact, I was just told that some of these hotel conferences plant their own people in the audience as part of the “chosen ones” and when you see them getting up to go sign up in the back, it gives you a sense of urgency that it must be right if others are doing it.

This can remove the urgency when buying and selling a resell property.Look forward to the update. 

The problem being, I believe I messed up by giving myself a sense of urgency because my brother was getting out of the military and wanted to live with us while he goes to school and we were living in a mobile home park which means we didn’t have much room for everyone.

And why would anyone accept a lower offer (when they don't know you or have a good reason to) when they can get a lot more for it, especially when there is no pain or urgency for them to sell.Be careful not to look at data and see what you WANT to see.

So speed, buyer urgency, the right price out of the gate is critical for success.You have to ask yourself if the deal is in a falling area you might not want to buy it at all to rehab or you might want just wholesale it and let someone else take the risk and save your capital for fatter deals in better performing areas. 

I haven't actually hung my license yet, but am just trying to see if there is any urgency to do so before dealing with a builder, if I will already own the land they would be building on.I do respect the knowledge that an actual seasoned realtor brings to the table and have recently spoken to a broker who focuses on helping people in the area build custom homes.

About half the time, sellers prefer to avoid the realtor process due to various reasons like urgency, property condition, privacy concerns, or avoiding commissions.
