I haven't done it myself, but one tip I heard was to have the calls go to a Google Voice mailbox and ask the callers to leave their information.

Others I've tried, including those  that Sam mentioned, are just call centers and don't know jack about property management, just the scripts they are told to read.I also make use of Google Voice for my tenant correspondence via voice and txt message so the tenants don't have my real number but I can still communicate w/ them on my phone.
