IMO - Charge a stiff late fee and when reviewing lease fee with potential new tenants / if they balk at the late fee that is a red flag.

You can eliminate some of the variability by going into the B to B- neighborhoods but then you start running up against some stiff competition from local turnkey guys and hedge fund types.
