Debt snowball these properties while fund Roth IRA, 403b after appropriate CapEx/emergency funds for the properties.How has this played out so far.Got pre-approved for an absurd amount at the moment, but will not use all of it because that is contingent on double full-time employment.Somehow managed to look at three properties in December, only had four days off, all of which ended up requiring cash buys due to disrepair, estate sales, foreclosure.Currently networking for hard money, private financing, while continuing 65-80% savings rate.Will reduce my days of work, get some ski days in the winter and mountain bike when its warmer.

@Joshua Feit I've got one deep in Sky Harbor, one close to (but not in) Parkside Resort, and one in Hidden Mountain West.  

I live in Central Oregon, we have breweries everywhere, close to skiing and tons of lakes so there is an ever rotating cycle of tourists to keep our economy booming.

I've mostly invested outside my local area and I happen to be flying to DC tomorrow :) Meeting a business partner there--she lives there--and we are driving to Snowshoe to ski for a few days. 

My goals are to replace me and my wife's current salaries through multi-family repositioning buy and holds in the next 8 years so we can spend more time with family and friends, travel, ski, hike, and give back to our local communities.Here are skill-sets of mine that I've built over the last 10 years that I think will translate well into the RE industry: project management, business development / selling, building successful teams, financial analysis, stakeholder management, strategic planning and roadmapping, and process improvement.Super pumped to be here and looking forward to learning, building relationships and working with you.

I see you're from Orlando I just attended a meet up in Los Angeles where a turn key provider with a resort called The Grove was presenting opportunities to purchase some vacation rental condo/ hotel rooms.

A short term rental cannot compete with these resorts since they don't have what people want: the amenities and unlimited food and drink to do.The short-term rental customers oftentimes hate Punta Cana (all those I've met at least) want a different experience.
