This can help you gain experience and start to network and develop a team of people who can help you invest in future deals.  

If we do a Self Storage development we expect a 400% COC return.  

And it would be nice to have the disclosure language spelled out.

When you work at a large corporation (national or global) you learn a lot in your role, but also by osmosis, just by observing other people and seeing how projects are developed, business is done etc.

To meet this requirement, you must spend at least 750 hours per year actively participating in real estate activities, such as property management, development, or acquisitions, and these activities must constitute more than half of your total working hours for the year.

Not the nicest areas, but nice enough.. and I would be looking for minimal cashflow, banking on appreciation. 

EMAIL would be nice too.

The team members I've worked with are super nice, but I have to ask, are there significantly better turn key provider deals to be had with a little more patience/perhaps better expectations set from me?

I landed on the numbers I did because that makes it cash flow nicely for the buyer in addition to meeting my goals.
