Buying rental properties is investing in a business and a place to make your money and time work for you.

Securing funding has been challenging, particularly because my business documents reflect low revenue from only one duplex, and I am currently between jobs.I have identified a reasonably priced piece of land and have saved a small portion of the funds from my duplex sale to invest in this venture.

I'm sure there's other stuff you'll want to factor in - what businesses are moving to and from each areas. 

A lot of family businesses cannot stay in business upon parent death due to no longer getting the prop 13 property tax discount.  

For example, $50,000 loan at 10% paid out evenly over 10 years.Like I said, super new to this part of the business, so trying to wrap my head (and spreadsheets) around it.

I would be leveraging my relationship with my family member to wholesale the property for experience and getting them for investment in my real estate business while my family member gets rid of a property, hassle free, while getting paid.

I have two phones, one for business and one for personal.

Oh I agree with you if that rent will be a business income to live on vs just an unrealized gain.

Personally I think Josh himself is innocent but the company definitely is involved in shady and deceptive business practices.
