A lot of the posters are fearing the quality of the work, but any licensed plumber should be able to install a toilet.  

Stuff here rents so fast so that is my fear getting into a market that I don’t know so well.

My biggest fear is that there will be some very expensive repairs that an appraiser will not pick up (i.e. lots of mold in the walls and roof, lead paint issues, plumbing needs a complete redo, etc.) and push me well over my initial budget to maybe double or triple what I pay for.

I really want to go ahead and get pre approved for an FHA loan in order to buy a house hack, but we are still working on saving capital and due to our budget limitations, I am fearful that in order to get approved we will have to wait until my wife has two years of income under her belt and both of us can be on the loan and we can do our first house hack.

I fear the financial stress will be great without having anymore additional income than my 8-5 job.

So, to compound a death in the family, and to manage an estate sale, greedy Heirs, and the fear of making the right choice need that extra special attention.   

I feel like I have my bases covered, but am wondering if I'm missing anything obvious or if you have any tried and true questions that help weed out the bad ones.Overall - can you help me get over the fear I'm having about handing my units to a company who (seemingly) will sweep in, re-lease to their paperwork (thus charging me 8 re-leasing fees), disrupt the tenant and their current habits (all of which are well-trained save for an older Section8 gentleman) and ask them to make changes? 

Once you rent for X amount of time it takes to save a more sizable down payment (20-30k) you can pull the trigger with no fear because you know your market.

But I can't live my entire life in fear of these events. 

I've heard similar fears and predictions for over 15 years...including the global recession almost 10 years ago, yet all the while living here, I've experienced quite the opposite.
