The 203k is a perfect vehicle to help you start your investment portfolio- some great benefits include: - ability to use future rent as a qualifier in your debt to income ratios- ability to finance up to 6 mortgage payments if your home is deemed uninhabitable These are two really good provisions that can help investors (House hackers) to get started! 

I'd like to ban indoor smoking, remove some no-op vehicles and organize storage. 

We did it ourselves but on a 53 ft sailboat for 10 years instead of in a motor home. 

There is a small personal junk yard going on next to a non working vehicle and leaving food around for the purpose to feed wild animals outside their window. 

Currently renting my basement out to a single mother and her child since last March, original rent was $1575 (all utilities) and I saw her situation at the time and dropped it to $1500 for a 12 month lease with all utilities included, she purchased a electric charging vehicle less than two months after moving in so obviously taking full advantage of all utilities included.Two months ago, she had a boyfriend stay with her and told me that it was temporary while he is looking for a new place.

Hi Brie, Some things I always recommend are to walk the tenant to their vehicle after you show the property or hand deliver a lease to their current rental to have a better idea of their cleanliness and how they treat their personal property. 

One you have a strategy, you can work with the advisor to decide on which real estate vehicles can help you going forward like what @Jay Hinrichs suggested.

@Justin Thiesse  those work very well in the right spot and if you can build them efficiently. in some areas and I don't know yours.. but some developers went high end on the storage.kind of like building airplane hangers ( the best rental ever LOL)they built high end for those that have expesnive car habit want a shop to tinker.. need to park their million dollar motor home.. want to build a man cave away from the house..you should see what some folks do to their aircraft hangers.. there should be a reality show on that some pretty awesome ones I have been in.. our is just a hanger..
