i tiled a kitchen and bathroom once.

We're planning to upgrade a large kitchen (repainting cabinets, new hardware, and new countertops).

Would need everything kitchen and bathroom and bedrooms and livingroom sanding to painting and floors.

The garden unit is nice, finished, has a kitchen, and 2 bedrooms+1 bathroom, 2 egresses, stairs connecting it to the unit above as well as an exit to the outside but ceiling height is 6'5". 

The winning bidder changed out flooring, fixed up the kitchen a little, installed new washer/dryer and then leased it up.

Would need new floors, cabinets, stove, fridge, installing a ceiling in the kitchen (currently a drop ceiling), trim, and running a water line to be able to install a washer/drier. 

I can choose to update the kitchen (an investment) in that property and may not make another update ever. 

I updated the bathrooms, floors, kitchen, Mechanicals, sewer lateral, Paint, doors.

We hardly use the pool which is $180 month to maintain and we spend all our time together in the kitchen/living which leaves 4 other zones empty 95% of the time.
