Hey @Aaron Price, I think the best way you can get started in real estate is to reach out to local investor-friendly agents in your market.

I am looking for recommendations for best financing options.The owner is considering financing it, but until they agree, I am planning as if they will not do so.The local credit union I use, who is very investor friendly, is unable to lend on properties larger than 4 units right now. 

(This is what we do, no upkeep,  and we love the 10% down, plus cash flow, principal deduction and tax write offs) Some of our investors use their SDIRA or 401(k) or pension to do this.4.

I'm a real estate investor in other parts of the country but not NY due to the extremely high buy in price.

I would NOT advise a client to ever purchase a tenant occupied property with uncooperative tenants unless they are very experienced investors or the property purchase price comes at a discount that reflects this fairly major issue they are conveying to you with the sale.How long has this place been on the market?

Those that are actually good, get called upon/mailed/emailed an obscene amount by other investors.
