There is a lot you need to know and be prepared for in both flipping and renting so I would recommend immersing yourself in REI education before you do a deal or partner with a seasoned investor on the first few deals.

Fortunately we landed a killer deal and I have spent the past 6 months immersing myself in podcasts and books in order to better educate myself and prepare for my upcoming ventures.

Richard great game plan for you and your family, as an agent (and resident) here in Sacramento I can get behind your gameplay of appreciation over the long term, and while you may not cash flow early on..you can definitely reduce your expenses through house hacking and playing the long term game.

It's important to know where you are, where you'd like to go and then you can start evaluating the best vehicles/geographies to get you there.I'd strongly you immerse yourself in all the great content that BP has to offer.

Needless to say I immersed myself in podcasts, books, networking, etc. for the next 6 months and began searching for deals.
