It is one of the few businesses where friendship often matters more than skill so you can get some bad operators who just happen to have high influence and they can survive. 

One could argue that it was in poor taste, but remember this is business, not friendship or romance.

I’d choose it over almost anything other REI subscription (except PropStream and my CRM/Automation software).In addition to finding a deal and financing another in the first 60 days of starting it, we value our own local group because - We get to hang out with like minded people from all walks of life- They have great ideas that blow my mind- We all contribute in our own way- I have new and meaningful friendships- We swap helpful vendor recommendations- We can share / hear wins with / from people who we can be excited with (and without sounding like greedy jerks)- They help me stay encouraged to keep on growing and growing!

New Jersey doesn't have reciprocity with New York so I'd had to take courses all over again just to register as an agent in New Jersey, so I figured I'd just make some meaningful connections/friendships to avoid that long process.I'm currently working as a Director for my family's daycare center to get things in order so the business could run itself, but that will take a little time.

No one is an island.Going forward, it's important to treat this more like a business relationship than a friendship.

I wouldn't recommend option #3 because if her friends don't pay rent, they can guilt trip her and run the risk of ruining their friendship by your daughter having to evict her friends. 

We don't like the interest rates of hard money lending, or straining friendships with private money lending, so...what other options do we have?

Just make REI connections in you area, build friendships with other investors, agents, and real estate-adjacent people.

And then ask yourself, are you also willing to risk losing your friendship with the person? 

I’am trying to build Both a bond and friendship with the Michigan investors any age and any background I just want to surround myself with ppl successfully doing REI, trying to be successful doing REI or just people trying to seek more knowledge and network with people that’s real estate investing, the saying always stuck with me that you are the company you keep, so i want to surround myself with positive hard working people that’s trying to accomplish financial freedom or already doing it !
