Anybody else have a good way to keep people's nose out of my business? 

I would bet within 3 or 4 years after the sale when the balance is still close to $90,000…if you were to dangle $60,000 cash in front of the sellers nose, he would take this discounted amount in a New York minute.

Our local MF has a broker / PM that seems to have a nose for finding deals and then bringing in partners that come to the meetup as GP or LPs.What are you going to do when you find a deal ?  

The industry does seem a bit fractured and a systematic approach like this could be helpful.

Is the city going to rip me a new one since the electrical work was done under their nose, all up to code of course, but without the fees and inspections?

These professionals have their nose to the ground for what people are looking and for the going rates.  

We also have a very fractured government with multiple unnecessary layers that can slow and impede development.
