If you place anyone in a regular retail rental with inept investing or management styles you will encounter those problems no matter who you rent to. 

Obviously there will be a fee a pay for the services of course but i’m noticing most CPA are trying to sell me a packaged deal meant for REI who have larger portfolios with complex tax planning/strategy needed and I haven't found someone who fits my need.  

I didn’t have the time or inclination to do the STR until we had a broad base of LTRs to help bridge the financial gap that we encounter in the slow season.  

They have a nice package of loan options, but I'm always cautious when working with someone new.

I would greatly appreciate advice on how to package this portfolio and connect with brokers or institutions in this sector.

I'm curious if this uptick is due to many investors being involved in hard money loans and now facing the need to refinance, unexpectedly encountering significantly higher interest rates compared to a few years back.

My ultimate goal is to invest in multi-family properties, but I've encountered difficulties in raising capital.

I always thought if a Realtor could do a package deal - sell the SD house, work with an OOS Realtor to buy the house in the new state, incorporate the misc factors like moving and relocation data, you could make a killing....

Encountered the same problem recently looking at a deal that was comped as if it pertains to residential comps in the area and if you cut the asking price by 50% than you get to the valuation based on NOI which is more realistic....

In particular, I'd suggest asking those folks about what types of challenges they encountered, lessons they learned, and mistakes they made with OOS REI ...It's a lot easier, safer, quicker, and cheaper to learn from other peoples' mistakes than to make your own...Good luck out there!
