There are a lot of variations on this theme, but typically what happens is the seller contributes 5% to the "non-profit" who in turn uses 3.5% that money as a grant to the buyer for a down payment since FHA allows certain non-profits to donate toward a down payment.

there will be if there is any common area that is private ownership.. if not then no.I just went through this for my 90 home project.. there was one little strip of land that provided access to property i had to donate to the city for open space.. our engineer had it as a seperate parcels retained by us..

We have a church nearby who fix and lend bikes to ppl in needed, so we had the church come by to take the bike, fix it, and donated it.After a couple of months, one tenant just said someone stole his bike. 

Honestly, and it might be a tough thing to do since us men have lots of pride and ego....but it might be good to let your guard down and see if friends/family or even strangers will donate money via a gofundme page.

Maybe my LLC could make a charitable donation to a non-profit that supports soldiers and sailors? 

Otherwise, I post items on Craigslist and local FB groups, have a big garage sale, and donate the rest.
