Interesting dialogue.

Also, you are older and wiser than me and I am well aware I could change my mind about this over the course of the next 20 to 30 years.I hope you accept my reply as dialogue and not antagonistic.

We do not do class D investing, but know people who do it well and profitably.As the saying goes, the riches are in the niches.Thanks for sharing the story and prompting the dialogue which I've enjoyed reading.

Would love any feedback if you feel inclined to read it.Would love to connect if you find any value there, and continue a dialogue if you see benefit in that. 

They all said similar dialogue that from experience going after tenants is a dead end and judgement may not get collected. 

If you can start a dialogue with the other party you might be able to come to terms faster then throwing numbers at them! 

The past year has super charged or added negative connotations to some words and  I get why people try to change the dialogue.

The street grid of my old Athens neighborhood aligns with the summer sun -- this was laid out in classical times and is actually mentioned in one of Plato's dialogues.

It's also important to ask specific and direct questions to bring out real dialogue, so even though we might only talk for 30 minutes, I dig into all the important aspects of living together.
